From 2009 to 2014 the EXNOVO Law team advised a Spanish institutional owner (a financial institution) on the legal management of a protected historical building complex of 4 hectares and 40,000m2 of buildings (Szwedzka 20) on land allocated in the city of Warsaw (Prague district). The legal advice included all the legal elements of the transfer of the asset located in Poland within a bankruptcy process in Spain and, once completed, together with our Polish legal team, the urban transformation of the entire property, including negotiation with the public company building line 2 of the city’s metro, management of litigation for ongoing work, obtaining a building permit, bank refinancing of the liabilities, and advice on the sale to a local developer.
We were assisted by the EXNOVO Law team in the complicated process of the strategic legal direction and asset management of a truly complex asset. Thanks to a successful strategy, we were able to obtain the licence to refurbish the entire complex and market it under the best possible conditions.
